Biggest Tourist Season on AMI Ever!

Whew! We have just been through the biggest tourist season in the history of Anna Maria Island, according to the Anna Maria Island Chamber of Commerce. January resort tax collections were up 15 percent from last year, with February collections up 11 percent. The March collections are not yet available from the Manatee County Tax Collector, but they are expected to break records.

At Coastal Cottages AMI, we have grown our occupancy numbers over last year, and also have been steadily adding properties to our program. Our May, June and July bookings are up well over last year’s bookings, so it looks like the year will continue to be a stellar one.

We have continued to be busy with real estate sales and listings. Judy and Dan DePottey, from Zeeland, Michigan, are thrilled to have purchased a canal-front home just five minutes from the island at Coral Shores, off of Cortez Road. It has a beautiful caged pool and spa area, large two-car garage, and a beautiful lawn leading to the boat dock on the canal. This will be their new winter home to help escape the harsh northern winters. Though not yet retired, they felt it was time to make a purchase for their future sooner than later. I was thrilled to help them!

On the island, it will come as no surprise that sales continue to be very brisk. And the prices keep rising. In Anna Maria, there are currently 55 active listings, and over half of them (26) are above the $1M mark. A record-high price tag was just put on a new Gulf front construction, 3B/3B home at 813 North Shore. Asking Price: $5,300,000. The lowest priced listing in Anna Maria currently is $240K for a 2B/1B Bayou Condo on the north end.

While there are currently 13 properties under contract and not yet closed, there were 41 properties that SOLD in Anna Maria in just the last six months. The highest priced listing, asking $2,290,000, SOLD for $1,950,000. This was for a 4B/4B canal-front home at 230 Willow Street.

The lowest priced sale was for a Bayou Condo at 522 Pine Avenue, SOLD for $235K; asking price was $245K.

In Holmes Beach, there are currently 174 active listings. The lowest-priced property is listed for $199K for a 1B/1B unit at 4004 6th Avenue. The highest-priced listing in Holmes Beach is for a 4B/3B Gulf front property at 106 74th Street for $3,200,000. As in Anna Maria, there are a record number of listings above the $1M mark, 42 in all.

Thirty-six properties are pending/under contract, and 97 properties SOLD in the last six months in Holmes Beach. The highest sale was $3,100,000 (asking $3,250,000) for 95 52nd Street. The lowest sale price was for a 1B/1B half duplex in Seaside Gardens, for $135K.

Bradenton Beach has just 11 active listings, ranging from $369K for a 1B/1B unit at the Beach House Resort at 1000 N. Gulf Road to $1,498,000 for a 6B/4B home at 303 N. Bay Drive. There are two properties pending and seven that have SOLD in the last six months. A Tradewinds 1B/1B condo SOLD for $183,750; asking price $189,000. 109 6th Street A & B sold for $460K; asking price $575K.

Lot sales island wide also remain brisk. There are 10 active lots in Anna Maria, ranging in price from $349,900 to $1,200,000. Three lots are pending, and nine were SOLD in the last six months, ranging from $320K at 510 N. Bay to $2,690,00 for 100 Park Avenue. In Holmes Beach, there are ten active lots available, prices ranging from $99K on Avenue C to $450K for a lot located at 5710 Carissa. One lot is pending, and three were SOLD, ranging between $299K and $500K. Bradenton Beach has no lots available, pending, or SOLD.
