We bought our first home on AMI in 2011 after vacationing here just ONE TIME!! We fell in love with the island and knew we wanted to purchase our own slice of paradise. After buying and renovating our first beach house we were ready to upgrade to a larger home. Sue was our real estate agent for selling the first home and buying our second home. Compared to a year ago, Florida’s active listings were down 22 percent for single family homes and 20 percent for condos. In Manatee County, the percentages reflected similarly, with inventory down 21.9 percent for single family homes and an even higher percentage, 35.2 percent, for condos. Our island has been busy! Once again, my August this year has been as busy as March. In Anna Maria, inventory is so low we currently have only 30 active single family listings. In the last six months, 50 homes have sold, ranging in price from $325K for a 2BR/1BA at 253 Gladiolus Street, to $2,300,000 for a 3BR/2.5BA home at 797 North Shore Drive. Remarkably, 10 of the sales have been for homes over the $1M mark. In active listings, only 12 properties are under $1M, with 18 over $1M and the highest price being $3,299,000 for a five-bedroom custom built home at 830 S. Bay Boulevard, #A. In Holmes Beach, there is a higher inventory (76) of single family homes available ranging in price from $340K for an older 1950’s home on Haverkos to $3,699,000 for a 4BR/4BA home at 699 Key Royale Drive. A recent home sale in Manatee County is a sign of just how hot the Florida, including Anna Maria Island, housing market is again. “We had a property on the market for about 17 minutes before it had an offer,” said the president of the Manatee Association of Realtors. At the beginning of June, I had German clients who wanted to put offers in on two different island properties that were snatched up within an hour or two of being listed. The Manatee Association of Realtors said you can thank, or blame, Manatee County’s hot housing market on groups of investors who are watching listings for existing home sales like hawks. The investors pay a high price with cash, eliminating much of their competition. “They are coming in and scooping up a lot of existing inventory, really making it hard for the homebuyer who needs financing and has to have a mortgage.” Given the trends and upward pressure on prices, it looks like Manatee County and the entire state has become a seller’s market. According to the National Association of Realtors, new contracts signed for home sales rose 1.5% last month to the highest level in nearly three years. The trade group’s Pending Home Sales Index rose to 105.7 in March, up from the previous month’s 104.1 and exceeding analysts’ expectations. Compared to a year earlier, the index was up 7% last month, marking the 23rd straight month of year-over-year increases. New contracts for home sales last month increased the most–2.7 percent–in Southern states. The index was another indication of improvement in the housing market. The group expects existing home sales to rise to nearly 5 million sales this year, an increase of about 6.5-7 % over 2012. The median price for existing home sales is expected to rise about 7.5%. On a local level, tourism set another Manatee County tax collection record in March 2013, which marked the 23rd month out of the past 24 that resort tax collections by the Manatee Co. Tax Collector’s Office exceeded the same month’s collections the previous year. “After visiting the Anna Maria Island area for several years on holiday, in 2008 we decided to take advantage of lower Real Estate prices and buy our little cottage by the sea we’d been dreaming of. All we were looking for was a place as close to the beach as we could get thinking we’d spend holidays and rent out when we weren’t here to help offset the cost. Wherever you go on the island you’ll see people and their furry best friends. The shops usually have treats and water bowls, and passers by will stop to meet your best buddy. Of course our beloved canines can’t come IN to restaurants, but many with outdoor seating allow them. There is also a beach along the Manatee Avenue causeway where you can let them get wet. Robinson Preserve, just over on the mainland, is also a great place to take them for a walk or run.
We cannot say enough about Keith Barnett. He is the best realtor we’ve ever had. He is very conscientious, detailed and supportive. We knew he was always looking out for our best interest from the moment we started working with him on finding a house to the closing and beyond. We’ve never had a realtor spend so much time looking for “just the right house”. Keith has been there for us even after the deal closed and he could walk away. We are more than pleased and can’t thank you Keith enough for our beautiful new home!
Buying our new house on Anna Maria Island was an easy and fun experience because of Sue Carlson. She went beyond our expectations of taking care of all the details from start to closing.
