We definitely enjoyed a busy summer on Anna Maria Island, and now as we enter into the fall, we are gearing up for another big winter season! Every year, we see more and more people coming to spend time on the island during the summer months. The beaches were busy, restaurants were busy, and both An Island Place Realty and Coastal Cottages AMI were busy . . . down time? What is down time? AIP has had a record year, with over 30 sales, thus far! As mentioned in the last newsletter, there has been a surprising amount of activity off-island finding buyers available places in Bradenton, Perico Bay Club and Longboat Key. One of the biggest surprises was being able to find buyers looking for off-island properties homes for very reasonable prices! We’ve discovered Ironwood, which is a large condo complex on an 18-hole golf course right in the center of Bradenton. A couple from my hometown is closing this week on a condo there, and they were able to purchase it for less than $100K. Thirty-seven years ago, my parents visited their friends, Rufus and Lorraine Yount, who lived in a mobile home park in Cortez. They were also from northern Michigan, but much earlier retirees than my parents, and they were already settled full time in their Florida lifestyle of relaxing, fishing and enjoying this beautiful area. My parents were hooked. Even though their work only allotted them a one-week visit every year, they gradually, through the years, were able to come for three weeks at a time, and then after retirement, they spent five months every winter, renting on the beautiful north end of Anna Maria Island. They had stories about the real estate agents they with whom they first worked. They and their friends would arrive for the winter, and one couple had to be moved, their place was so dingy. They would entertain themselves by going to garage sales for the first several weeks to try and outfit their places, which were lacking many of the cookware and amenities (such as lamps, a radio, etc.) that my parents’ home and their friends’ homes were equipped with. Whew! We have just been through the biggest tourist season in the history of Anna Maria Island, according to the Anna Maria Island Chamber of Commerce. January resort tax collections were up 15 percent from last year, with February collections up 11 percent. The March collections are not yet available from the Manatee County Tax Collector, but they are expected to break records. At Coastal Cottages AMI, we have grown our occupancy numbers over last year, and also have been steadily adding properties to our program. Our May, June and July bookings are up well over last year’s bookings, so it looks like the year will continue to be a stellar one. We have continued to be busy with real estate sales and listings. Judy and Dan DePottey, from Zeeland, Michigan, are thrilled to have purchased a canal-front home just five minutes from the island at Coral Shores, off of Cortez Road. It has a beautiful caged pool and spa area, large two-car garage, and a beautiful lawn leading to the boat dock on the canal. Office sales for An Island Place Realty have been off to a brisk start for 2014. Between Rita, Dennis and myelf, we have nine properties that have gone under contract, some already closed and others due to close soon. On the island, the average sales price for 2013, as compared to 2012, rose dramatically. Single family homes rose 25%, condos 13%, multi-family 3%, and vacant land went up a whopping 84%. There is a noticeable difference in the amount of building going on in all three of the island communities. Lots that have been sitting empty for years are being built on. Inventory is at the lowest level in a decade, which is good for sellers but not for buyers. Not surprisingly, with rising prices and island inventory low, six out of those nine properties are off-island. Dennis’ clients are from Belgium, looking to spend six months out of the year in their new northwest Bradenton home. Rita just put a house under contract in northwest Bradenton for her buyers who had been renting a place while looking to buy. We have had a busy fall on the island. We can’t believe it’s already nearing the end of the year, with Christmas upon us. As usual, the island has celebrated the season with all kinds of events, including holiday open houses for all of the businesses in both Holmes Beach and Anna Maria (on two separate Friday evenings), and a tree lighting ceremony on Bridge Street last Saturday, followed by a lighted boat parade. For those of you who wonder what Christmas would be like on the island . . . the word is FUN, FESTIVE, and BEAUTIFUL! You can easily get used to seeing bright Christmas lights on swaying palm trees! The year in real estate has been a remarkable one on the island. An Island Place Realty has had its best year ever, with a total of over $10 million in sales. Island-wide sales have been significantly up, with current inventory at only 231 active listings and 22 lots, down from a height of nearly 1000 total in 2006.
