We definitely enjoyed a busy summer on Anna Maria Island, and now as we enter into the fall, we are gearing up for another big winter season!
Every year, we see more and more people coming to spend time on the island during the summer months. The beaches were busy, restaurants were busy, and both An Island Place Realty and Coastal Cottages AMI were busy . . . down time? What is down time?
AIP has had a record year, with over 30 sales, thus far! As mentioned in the last newsletter, there has been a surprising amount of activity off-island finding buyers available places in Bradenton, Perico Bay Club and Longboat Key. One of the biggest surprises was being able to find buyers looking for off-island properties homes for very reasonable prices!
We’ve discovered Ironwood, which is a large condo complex on an 18-hole golf course right in the center of Bradenton. A couple from my hometown is closing this week on a condo there, and they were able to purchase it for less than $100K. The complex has its own clubhouse, pool, tennis courts and a beautiful golf course. It’s only 15 minutes from the island, too!
We’ve also discovered another beautiful complex, Wildewood Springs, located off Cortez Road, and also an easy drive to the island. These 1- and 2-story garden apartments are spread throughout seven different villages on 80 acres of a designated bird and wildlife sanctuary. Sales have been brisk, due to the reasonable prices. In the last six months, 25 units have SOLD, and there are only three currently available, with prices ranging from $124,900 for a 1600 square foot unit to $175,000 for a 2200 square foot unit. My happy buyer purchased her condo for $122,900 in July.
At no surprise, island sales have also been very brisk! With the forecasted 10,000 baby boomers retiring every day over the next several years, AMI has become one of the favorite destinations on many people’s list. At the end of September, island sales of single-family homes had risen 25%, condos 13%, multiple family units 3%, and vacant land a whopping 84% over this time last year! Building is noticeably up, as it seems you can’t look anywhere without seeing a crane, bulldozer or workmen’s trucks in sight.
Coastal Cottages AMI has also had a busy summer adding several wonderful additions to its portfolio, with new owners and properties coming on board. Just a few of those new properties have been sold through AIP and it’s great to have a continued working relationship with those owners to whom AIP has sold properties! One of the new properties, AMI Retreat, located at 746 Jacaranda in Anna Maria, has a pool being installed, and is just a block from the beach! Another new property located at Gulf Beach Place Condos in Holmes Beach is right next to the beach! In addition, CCAMI‘s phones have been busy, and new reservations come in daily!
We had a record summer for vacation rentals. This reflects county-wide reports. The Manatee County Tax Collector’s Resort Tax Collection Division reported a record $632,524 collected for the month of August. Comparing August 2014’s collections to August 2013’s collections, there was a 38.1% increase in taxes received. Of the August taxes, Bradenton Beach, Holmes Beach and Anna Maria rentals represented 55.3% of the total amount! CCAMI hhad many repeat guests, as well as first time vacationers to the island, who all said they definitely would love to return to our beautiful piece of paradise!
