Compared to a year ago, Florida’s active listings were down 22 percent for single family homes and 20 percent for condos. In Manatee County, the percentages reflected similarly, with inventory down 21.9 percent for single family homes and an even higher percentage, 35.2 percent, for condos.
Our island has been busy! Once again, my August this year has been as busy as March. In Anna Maria, inventory is so low we currently have only 30 active single family listings. In the last six months, 50 homes have sold, ranging in price from $325K for a 2BR/1BA at 253 Gladiolus Street, to $2,300,000 for a 3BR/2.5BA home at 797 North Shore Drive. Remarkably, 10 of the sales have been for homes over the $1M mark.
In active listings, only 12 properties are under $1M, with 18 over $1M and the highest price being $3,299,000 for a five-bedroom custom built home at 830 S. Bay Boulevard, #A.
In Holmes Beach, there is a higher inventory (76) of single family homes available ranging in price from $340K for an older 1950’s home on Haverkos to $3,699,000 for a 4BR/4BA home at 699 Key Royale Drive. Again, an indication of the rising prices is reflected by the fact that 26 of the 76 homes available are above the $1M price. Only three homes are on the market in Bradenton Beach.
There are 31 pending (under contract) single family homes and a record number of 66 SOLD homes in the last six months in Holmes Beach.
Condos in Holmes Beach and Bradenton Beach number 79 active listings, with prices ranging from a 1BR/1BA Tradewinds Condo to $2,999,900 for a 3BR/3.5BA Gulf front condo located at 3716 Gulf Drive, #A. There are currently five condos pending and 49 SOLD condos in the last six months, ranging in price from a $145K Imperial House unit to $982,000 for a 3BR/3BA La Casa Costiera condo located at 7314 Gulf Drive, #7.
Lot sales have been brisk throughout the island, as well. Anyone visiting in the past year has witnessed the increase in building projects, with both remodeling and new construction. In Anna Maria, five lots have been sold in the last six months, ranging from $399K to $675K each for two lots at 830 South Bay Boulevard. There are currently four lots pending, three of which are Gulf front, at $2,690,000 each, located at 100 and 101 Park Avenue.
In Holmes Beach, there are 10 active lots for sale, ranging in price from $89K on Avenue C to $1,489,000 for a lot located at 519 58th Street. Three lots have SOLD in the last six months, and one is under contract.
